Some people cannot afford to buy their own home yet, and still others prefer to rent. You may prefer the lifestyle of renting to avoid charges that are incurred as a home owner, or your job may mean you need to change location frequently. Whatever your reasons for renting a home you have some options.
The first thing you will want to do when looking for a home for rent is to get an idea of rental prices in the area you are looking at. Start looking in your paper or online at the real estate rental listings. There are likely to be many. If you simply want to rent a house you can narrow your search down to the point where you are able to start setting up appointments and viewing homes. There are also agencies available that you can join who will do the main research for you and let you know when something in your area and price range is available.
If you want to own your own home but don’t have a deposit, or perhaps need to improve your credit you might also consider looking at a rent to own house. Most rent to own home contracts are between 1 to 3 years, so if you can afford to make slightly higher payments to save as you go, and can be sure you will have saved enough, and gained enough credit to secure a mortgage at the end of this period, this can be an excellent option. You have the advantage of knowing that whatever happens on the market over that time your price is locked in.
If you do decide to look at rent to own houses it can be a good idea to do plenty of research on how it all works and to take legal advice when signing up contracts. Little things like who is responsible for things like a leaking roof and other maintenance issues during the lease period need to be clearly agreed upon.
Even in a straight rental agreement, be sure you know what your responsibilities are and what are those of your landlord are. Terms of notice, general maintenance and other bits and pieces should all be clearly discussed and signed on the contract. It can also pay to take photos of any defects in the home before moving in so you can’t be held responsible later.
