Real estate agents may on the surface look a little like hungry dogs, but they do know the market you are looking at and are there for both seller and buyer. A real estate agent will have knowledge you don’t have and really that is what you are paying their fees for. If you have all the time in the world you can probably get away without an agent and sell or buy a home without them, but be sure you know what you are doing!
Whenever you are looking at properties for sale the first rule is always to look at location. This applies for buying your own home, investment property and any commercial property for sale as well. You simply cannot overlook the number one factor of location.
Particularly as an investor there is a lot more to the old location, location, location phrase than meets the eye. As an investor you need to be looking not only at what the location is doing now, but what the prospects look like for the future. Is this a worst house in the best street scenario that you may be able to build on? Are you simply after some good rental property that has a history of high demand? Purchasing rental property as an investment can be great but always do your homework first. If you see a lot of people suddenly selling out in a certain location you need to know why!
